also reviewed the mm-key school concept and the details of the potential agreement for a turn- <br />key school. <br /> <br />Alan Burrell of Dahlin Group Architects, 2671 Crow Canyon Road, San Ramon, provided <br />readerings of the proposed houses. He stated that this product is the result of a long, intensive <br />effort by Delco Builders, staff, and staff's consultants, and very specific direction from staff and <br />staff's consultant. He advised that there are five plans and a total of 14 different elevations for <br />the 26 lots on the east side, noting that the focus of the design was a French direction. He <br />advised that the letter from staff's consultants commenting on the proposed plans was responded <br />to in writing, as well as in modifications to the drawings. <br /> <br />Discussion ensued regarding the single-door entries, the sizes and siting of the attached garages <br />with respect to the houses, the size of the porches, the siting of homes along the new Vineyard <br />Avenue and the possible clustering of those homes, the number of single-story homes, and the <br />option for second units above the detached garages. <br /> <br />Commissioner Roberts stated that she is concerned about the Hahner Ranch homes having the <br />same d~ign as the 27 previously approved homes for the adjacent properties. Commissioner <br />Maas stated that she is also concerned that there will not be more ora variety. <br /> <br />Mr. Bur~ell reported that he is working with Mr. Hahner on the remainder of his property, and <br />provided an overview of the proposal. Commissioner Roberts expressed concern that the <br />proposal sounds like a family compound, rather than an agricultural property. She noted that the <br />Specific Plan restricts the estate lot to one acre. She advised that she likes the access from an <br />existing road. She expressed concern that there is a PG&E easement through the area which <br />needs to be considered. She stated that she feels it is important that the plans and grading for this <br />site be determined now. She questioned placing the agricultural buildings next to the school. <br /> <br />Commissioner Roberts advised that Mr. Brozosky has expressed concern that home buyers <br />would be opposed to the 4-H operations that he conducts on his property. <br /> <br />Wayne Hahner, 2287 Vineyard Avenue, noted that the site topography makes it difficult to <br />operate the machinery needed for the vineyard and it is helpful to have some flat area for these <br />operations. He noted that visually fruit-bearing crops appear the same as rootstock. He advised <br />that he is considering rootstock because the school is inunediately east of the project vineyard <br />and rootstock would reduce the use of pesticides that may impact the school. He stated that if <br />~ is a good reason to have fruit-bearing stock, it would be all right with him. <br /> <br />Commissioner Roberts advised that the rootstock is removed before it becomes a full-grown <br />grape vine. She noted that a pest management system is required as a part of the Specific Plan. <br />She stated that most of the vineyards are capable ofheing organic, except for the use of"Round- <br />Up," and some are attempting to discontinue its use. She commented that the point of the <br />Vineyard Corridor is to have vineyards, not rootstock. Mr. Hahner advised that it is his intention <br />to put in full trellises and allow the rootstock to grow to full height, and only take it out in the <br />event he is able to sell it.
