In response to Commissioner Arkin's inquiry, Mr. Barraza advised that he earmot see the <br />proposed site from his home. Mr. Barraza stated that he would prefer the home to be located off <br />of the street. <br /> <br />Jim Butts, 16 Grey Eagle Court, stated that he told Mr. Roberts that they would like the house <br />built in the location that would most protect their privacy and that the knoll location would have <br />the worst effect on them, that the center of the building pad would be less desirable, and the <br />street or north side of the building pad would seem to have the least effect on their house. He <br />noted that he has not seen any drawings of the split-pad houses and eaunot form an opinion on <br />this option. Mr. Butts noted that a 4,000 to 5,000-square-foot house would be acceptable and <br />that he was surprised with the 6,500-square-foot size of the house. He further stated that Mr. <br />Roberts proposal was approved by the Grey Eagle Homeowners' Architectural Review <br />Committee and that he supports the result of that process: the approval ora single-pad house <br />sited within the Center of the building pad. He noted that it may not be the most optimal proposal <br />for him, but that ~t is a result of a compromise of conflicting impacts on neighboring houses. He <br />advised that he iS surprised that the staff report questions the siting of the house, in that he felt <br />that after the approval of the Architectural Review Committee, the City's involvement with the <br />siting would be limited to verifying that the site was wholly within the improved building pad. <br />He noted that the alternative siting areas in the knoll area or further down the hill towards his <br />house will have a totally unacceptable impact on his privacy, the enjoyment of his house, and on <br />the value. He indicated that the proposed house can have acceptable view screening and a split- <br />pad makes acceptable screening impossible. He requested that the Planning Commission bear in <br />mind the issues and potential impacts on his house when making its decision about this <br />development proposal. <br /> <br />Melanie Bentleyi 23 Grey Eagle Court, stated that no one has come up with a solution for this <br />property that wo¢ld satisfy everyone surrounding the lot. She noted that her home was planned <br />with the knowledge that houses would be built on all of the parcels around them.
