Resolution No. PC-99-22 <br />Page 14 <br /> <br />73. Electric power distribution, gas distribution, communication service, cable television, and <br /> any required alarm systems shall be installed underground in a joint utility trench unless <br /> otherwise specifically approved by the City Engineer or Director of Building Inspection. <br /> <br />74. <br /> <br />The applicant shall submit detailed landscape and irrigation plans as part of the <br />improvement plans. These plans should include, where applicable, a street tree planting <br />plan and landscape plans for medians, buffer strips, and any right-of-way landscape areas. <br />The irrigation plan shall provide for automatic controls. <br /> <br />75. <br /> <br />Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br />This shall include slurry seal, overlay, or street reconstruction if deemed warranted by the <br />City Engineer. <br /> <br />76. <br /> <br />The applicant's contractor(s) shall obtain an encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. <br /> <br />77. <br /> <br />The applicant shall install at least two street trees per lot, four per corner lot, subject to <br />the approval of the City Engineer. <br /> <br />78. The applicant shall comply with the City's non-point storm drain run-off ordinance. <br /> <br />79. <br /> <br />The applicant shall label all on-site storm drain inlets with the wording, "No Dumping -- <br />Drains to Bay" using City-approved methods and materials. On-site storm drain facilities <br />shall be cleaned a minimum of twice a year as follows: immediately prior to October 15 <br />and once in January. Additional cleaning may be required if found necessary by the City <br />Engineer/Director of Building Inspection. <br /> <br />80. <br /> <br />Prior to the commencement of any clearing, grading, or excavation, the applicant shall <br />submit a copy of the State Water Resources Control Board Notice of Intent (NOI) for <br />coverage under the State Construction Storm Water General Permit. <br /> <br />81. <br /> <br />The applicant shall include erosion control/storm water quality measures on the final <br />grading plan which shall specifically address measures to prevent soil, dirt, and debris <br />from entering the storm drain system. Such measures may include, but are not limited to, <br />hydroseeding, hay bales, sandbags, and siltation fences and are subject to the review and <br />approval of the City Engineer/Director of Building Inspection. If no grading plan is <br />required, necessary erosion control/storm water quality measures shall be shown on the <br />site plan submitted for an on-site permit, subject to the review and approval of the <br />Director of Building Inspection. The applicant is responsible for ensuring that the <br />contractor is aware of and implements such measures. <br /> <br /> <br />
