PLANN1NG COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-22 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF THE CITY OF <br />PLEASANTON FOR PUD DEVELOPMENT PLAN APPROVAL AS FILED UNDER CASE <br />PUD-98-16 <br /> <br />WHEREAS, <br /> <br />the City of Pleasanton has applied for Planned Unit Development (PUD) <br />development plan approval for a municipal golf course, club house and related <br />facilities, and a maximum of 34 additional home sites plus three existing <br />residences on 345.8+ acres of land located generally southeast of the Happy <br />Valley/Alisal Road intersection; and <br /> <br />WHEREAS, <br /> <br />pre-zoning for the property as specified by the Happy Valley Specific Plan is <br />PUD (Planned Unit Development) - GC (Golf Course)/LDR (Low Density <br />Residential)/A/OS (Agricultural/Open Space) District; and <br /> <br />WHEREAS, <br /> <br />the golf course/housing project will not create any impacts not previously <br />addressed in the Environn~ental Impact Report prepared and certified for the <br />Happy Valley Specific Plan; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of March 10, 1999, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards. The proposed <br />development is designed to be compatible with the adjacent land uses, as well as <br />the General Plan and Happy Valley Specific Plan designations for this site and all <br />other relevant policies and programs. The project has been planned to allow <br />future development to connect to the proposed infrastructure consistent with the <br />infrastructure design parameters contained within the Happy Valley Specific Plan. <br />Detailed geologic studies have been done in conjunction with the Happy Valley <br />Specific Plan and the PUD development plan.
