Resolution No. PC-99-15 Page 4 EXHIBIT "B" PLANNING COMMISSION CONDITIONS OF APPROVAL CASES UP-99-02 AND Z-99-36 6237 DETJEN COURT - SECOND UNIT All improvements shall be substantially as shown on the development plans, Exhibit "A" (dated "Received January 28, 1999"), on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. Only one residential unit on the subject property may be rented. The other unit shall be owner-occupied. The resident owner shall be signatory to any lease for the second unit. In no case shall the second unit be sold, subdivided, or held under different legal ownership from the primary residence. The second unit shall be occupied by no more than two adults, although there shall be no limit on the number of children. Any expansion of the second unit beyond that approved by this use permit may be subject to an additional permit application requirement, as determined by the Planning Director. One off-street parking space on the parcel shall be made continuously available to the occupant(s) of the second unit for parking. The parking space dedicated for use by occupants of the second unit shall be one of the four garage parking spaces or on a paved section of the driveway which will not interfere with other vehicles' access into or out of the garages or the driveway. Prior to occupancy of the unit, the resident owner shall install address signs that clearly are visible from the street during daylight and night time hours and which clearly indicate that two separate units exist on the parcel to the satisfaction of the Fire Marshall. The resident owner shall obtain the new street address for the second unit from the Planning Department.
