Resolution No. PC-99-15 <br />Page 4 <br /> <br /> EXHIBIT "B" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br /> CASES UP-99-02 AND Z-99-36 <br />6237 DETJEN COURT - SECOND UNIT <br /> <br />All improvements shall be substantially as shown on the development plans, <br />Exhibit "A" (dated "Received January 28, 1999"), on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />Only one residential unit on the subject property may be rented. The other unit <br />shall be owner-occupied. The resident owner shall be signatory to any lease for <br />the second unit. <br /> <br />In no case shall the second unit be sold, subdivided, or held under different <br />legal ownership from the primary residence. <br /> <br />The second unit shall be occupied by no more than two adults, although there <br />shall be no limit on the number of children. <br /> <br />Any expansion of the second unit beyond that approved by this use permit may be <br />subject to an additional permit application requirement, as determined by the <br />Planning Director. <br /> <br />One off-street parking space on the parcel shall be made continuously available to <br />the occupant(s) of the second unit for parking. The parking space dedicated for <br />use by occupants of the second unit shall be one of the four garage parking <br />spaces or on a paved section of the driveway which will not interfere with other <br />vehicles' access into or out of the garages or the driveway. <br /> <br />Prior to occupancy of the unit, the resident owner shall install address signs that <br />clearly are visible from the street during daylight and night time hours and which <br />clearly indicate that two separate units exist on the parcel to the satisfaction of the <br />Fire Marshall. The resident owner shall obtain the new street address for the <br />second unit from the Planning Department. <br /> <br /> <br />
