11. Prior to the tentative map approval, the site, grading, and utilities plan shall be <br /> modified to reflect the following: <br /> <br />a. The cross-section of the Crosby Drive extension shall be modified to reflect <br />a 32-foot wide curb-to-curb section, monolithic sidewalk on one side, and a total <br />right-of-way of 42 feet instead of 46 feet. The transition from a 36-foot <br />curb-to-curb width to a 32-foot curb-to-curb width shall take place through the <br />curve of the Crosby Drive extension. Parking shall be allowed on one side of the <br />street only. <br /> <br />b. The cul-de-sac radius at the northerly end of Crosby Drive shall be <br />modified to show a 40' radius at the curb (80' diameter). No parking shall be <br />allowed within the cul-de-sac and all curbs shall be painted red for no parking. <br /> <br />c. The tentative map and final grading plan shall not significantly increase the <br />graded portion of any lot or the graded areas of the site from that shown on the <br />approved site/grading plan of the PUD. <br /> <br />d. If determined by the City Engineer, based upon reports from the City's peer <br />reviewing geologist, the storm drain outfall location shall be extended to prevent <br />additional erosion within the swale area. The City engineer and Planning Director <br />shall determine, based upon reports from the peer reviewing geologist and the <br />project arborist, whether the storm drain line shall be installed as a subsurface pipe <br />or strapped to the ground surface. Prior to installation, the City Engineer, Planing <br />Director, project engineer, project developer and project arborist shall filed verify <br />the storm drain line and outfall to determine the best route under the tree canopy, if <br />the pipe must be so extended. If the pipe is to be installed subsurface, all trenching <br />for the pipe shall be made by hand and all tree preservation measures <br />recommended by the project arborist shall be adhered to. <br /> <br />12. <br /> <br />Prior to City Council approval of the final map, the developer shall contribute its <br />pro-rata share to the Dublin Canyon Road/Foothill Road intersection and the <br />Canyon Way/Foothill Road intersection improvements as specified in the Wells <br />Fargo Development Agreement. <br /> <br /> <br />
