Resolution No. PC-99-07 <br />Page 11 <br /> <br />Building <br /> <br />54. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />55. <br /> <br />The applicants shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Director of Building Inspection prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br /> <br />56. <br /> <br />The applicants shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the completed Building Permit Questionnaire to the <br />Building Department, along with the necessary fees, to initiate the City's plan <br />check process. The plan check will be accepted only after the completion of the <br />Design Review procedure's 15-day appeal period, unless the applicants submit a <br />signed statement acknowledging that the plan check fees may be forfeited in the <br />event that the approval is overturned or the design is significantly changed as the <br />result of an appeal. In no case will a building permit be issued prior to the <br />expiration of the 15-day appeal period. <br /> <br />57. <br /> <br />The applicants shall submit a pad elevation certification prepared by a licensed <br />land surveyor or registered civil engineer to the Chief Building Official and <br />Planning Director, certifying that the pad and building location (setbacks) are <br />pursuant to the approved plans, prior to receiving a foundation inspection for the <br />structure. <br /> <br />58. <br /> <br />The paving sections for the on-site parking and drive areas shall be designed on the <br />basis of an R-Value test and a traffic index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the Director of Building Inspection. <br />The minimum paving section shall be 2" A.C. on 6" of A.B. The minimum A.C. <br />pavement slope shall be 1%. For pavement slopes of less than 1%, the surface <br />rtmoff shall be carried in a concrete gutter to an acceptable point of discharge. The <br />minimum slope for concrete gutter shall be 0.5%. <br /> <br /> <br />
