Resolution No. PC-99-04 <br /> Page 4 <br /> <br />8. The applicants shall record a 5 fi. wide, non-buildable easement over the <br /> Pleasanton Hotel lot (855 Main Street) as shown on the site plan. Prior to <br /> recordation, the applicants shall submit the wording for the non-buildable <br /> easement to the City Attorney for review and approval. The recordation shall be <br /> accomplished prior to issuance of building permits. <br /> <br />The applicants shall record cross parking agreements and reciprocal access, <br />ingress/egress, drainage, and maintenance easements for 807 and 855 Main Street. <br />Prior to recordation, the applicants shall submit the wording for the parking <br />agreements and easements to the City Attorney for review and approval. The <br />recordation shall be accomplished prior to occupancy of the hotel building. <br /> <br />10. <br /> <br />The applicants shall record a deed restriction on the property indicating that the <br />parking agreement shall be maintained in perpetuity unless other off-street parking <br />has been provided to meet Code requirements for the hotel or unless the hotel use <br />has ceased or has been altered so as to no longer require the off-street parking <br />reduction provided by sharing the parking lots. The applicants shall prepare a deed <br />restriction to this effect and shall submit it to the City Attorney for review and <br />approval prior to recordation. The recordation shall be accomplished prior to <br />occupancy of the hotel building. <br /> <br />11. <br /> <br />In the event that the owner of the restaurant located at 475 St. John Street <br />(Barone's) installs a parking lot which is adjacent to the parking lot on the subject <br />property, the applicants shall agree to consolidate parking lots or accommodate a <br />connection between the parking lots. The applicants shall provide a written <br />agreement to this effect prior to issuance of building permits. <br /> <br />12. <br /> <br />The applicants shall submit plans for the modification of the existing traffic signal <br />at the intersection of Main Street/Ray Street/St. John Street to add right turn signal <br />indications for traffic exiting the most southerly Pleasanton Hotel driveway. Said <br />modification shall include the installation of traffic signal vehicle detectors in the <br />driveway. These plans shall be submitted to and approved by the City Engineer <br />prior to the issuance of a building permit, unless otherwise approved by the City <br />Engineer. <br /> <br /> <br />
