A public hearing was duly held concerning Conditional <br /> <br />Use Permit granted to Shell Oil Company to construct a service <br /> <br />station at First Street and Vineyard Avenue, by Resolution No. <br /> <br />66-31. <br /> <br />2. Conditional Use Permit granted by Resolution No. 66-31,, <br /> <br />adopted March 14, 1966, is hereby amended and modified to includee <br /> <br />terms and conditions as follows: <br /> <br /> a. The new plot plan is hereby approved in general, <br />and is referred to the Planning Commission for specific site, <br />architectural and landscape approval. <br /> <br /> b. Applicant shall apply for rezoning of the Cortez <br />property included in the plot plan to change the district from <br />C-O to C-T, and shall apply to rezone the eastern portion of the <br />Cortez property to an appropriate district. <br /> <br /> c. Applicant shall combine legal descriptions of <br />proposed site and southerly parcel into one description, so as <br />to come under the jurisdiction of the Subdivision Committee in <br />the event of any future lot-split. The purpose of this provisionn <br />is to prevent the southerly parcel being used to meet lot area <br />requirements for any future application of adjacent property. <br /> <br /> d. The property owner must dedicate to the City <br />street right-of-way at the corner of Vineyard Avenue and First <br />Street necessary for a 40-foot curb radius, and right-of-way on <br />Vineyard Avenue necessary for the standard 10-foot sidewalk <br />between the curb and property line. <br /> <br /> e. A 10-foot wide sidewalk with street tree planters <br />and street trees must be constructed along the frontage of the <br />subject p~operty on both Vineyard Avenue and First Street, in <br />accordanc~ with City ordinances and regulations. <br /> <br /> f. A standard storm water inlet must be constructed too <br />replace the existing side inlet catch basin on Vineyard Avenue, <br />and all on-site drainage must be carried to this inlet in under- <br />ground conduits. <br /> <br /> g. The existing fire hydrant must be relocated to the <br />satisfaction of the City Engineer, due to the increased curb <br />radius specified above. <br /> <br /> h. Ail existing substandard sidewalk, curb and gutter <br />must be replaced. <br /> <br /> <br />
