Resolution No. PC-00-63 <br />Page 8 <br /> <br />39. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />40. <br /> <br />The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Director of Building Inspection prior to the issuance ora building permit. The <br />site development plan shall include all required information to design and <br />construct site, grading, paving, drainage, and utilities. Specific items to be <br />indicated on the site development plan necessary to construct the improvements <br />are to be in accordance with the City of Pleasanton Private Development Design <br />Guidelines adopted April 15, 1986. <br /> <br />41. <br /> <br />The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the completed Building Permit Questionnaire to the <br />Building Department, along with the necessa~ fees, to initiate the City's plan <br />check process. The plan check will be accepted only after the completion of the <br />Design Review procedure's 1 S-day appeal period, unless the applicant submits a <br />signed statement acknowledging that the plan check fees may be forfeited in the <br />event that the approval is overturned or the design is significantly changed as the <br />result of an appeal. In no case will a building permit be issued prior to the <br />expiration of the 15~day appeal period. <br /> <br />42. <br /> <br />A sanitary sewer sampling manhole shall be provided on any new sanitary sewer <br />lateral from the building, unless otherwise waived by the Director of Building <br />Inspection. <br /> <br />43. <br /> <br />Prior to issuance of a building permit, the applicant shall pay the applicable Zone <br />7 and City connection fees and water meter cost for any water meters, including <br />irrigation meters. Additionally, the developer shall pay any applicable DSRSD <br />sewer permit fee. <br /> <br />44. <br /> <br />Building and situs plans are to be submitted to the Building Deparhnent on <br />computer disk in a format approved by the Director. Digitized information shall <br />be submitted before requesting a final inspection and should reflect as-built situs <br />and architectural information as approved by the Director. <br /> <br />Fire <br /> <br />45. <br /> <br />The applicant shall install an automatic fire sprinkler system for the entire <br />building (lb'st and second floors). The sprinkler system shall be shown on the <br />plans submitted for issuance of building permits and shall be subject to review <br />and approval by the Fire Chief and Director of Building Inspection prior to <br />issuance of a building permit. <br /> <br /> <br />
