Resolution No. PC-00-60 <br />Page 7 <br /> <br />submitted for issuance of building permits together with screening mechanism <br />and/or weather protection devices. Proposed screening and weather protection <br />devices shall be reviewed for Conformity to these requirements and approved by <br />the Planning Director prior to issuance of a building permit. <br /> <br />24. <br /> <br />The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping and open space areas <br />included in this project will be maintained at all times in a manner consistent with <br />the approved landscape plan for this development. Said agreement shall mn with <br />the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />25. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as par~ of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantifies, and spacing. All trees used in landscaping be a <br />minimum of fifteen (15) gallons in size and all shrubs a minimum of five (5) <br />gallons, unless otherwise shown on the approved landscape plan. The project <br />developer shall provide root control barriers and four inch (4") perforated pipes <br />for parking lot trees, street trees, and trees in planting areas less than ten feet (10' <br />0") in width, as determined necessary by the Planning Director at the time of <br />review of the final landscape plans. This change shall be shown on the final <br />landscape plan set submitted for review and approval by the Planning Director <br />prior to issuance of a building permit. <br /> <br />26. <br /> <br />The proposed tree species for the pedestrian walkway to the south of the building <br />and the patio area to the east of the building shall be submitted to the Planning <br />Director for review and approval prior to issuance of a building permit. The <br />existing Eucalyptus trees planted next to the rear property line shall be removed. <br />New trees shall be planted in the planter area adjacent to the rear propen'y line to <br />achieve a ratio of one tree for every three parking spaces located near this <br />property line. The mix of new trees uses shall be 70 pement Cork Oak and 30 <br />percent Eastern Redbud as required by the Hacienda Design Guidelines. <br /> <br />27. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />28. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Depmhnent will issue permits. <br /> <br />29. <br /> <br />A sanitary sewer sampling manhole shall be provided on the sanitary sewer lateral <br />unless other0vise waived by the Director of Building Inspection. <br /> <br /> <br />
