29. <br /> <br />All new trees shall be twenty-four-inch (24") box size specimens. This change shall be <br />shown on the f'mal building permit plan set submitted for review and approval to the <br />Planning Director before issuance of a building permit. <br /> <br />30. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistem with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantifies, and <br />spacing. <br /> <br />31. <br /> <br />All shrubs used in landscaping be a minimum size of five (5) gallons, unless otherwise <br />shown on the approved landscape plan. <br /> <br />32. <br /> <br />Six inch (6") vertical concrete curbs or railroad ties shall be installed between all paved <br />and landscaped areas. <br /> <br />33. <br /> <br />The projeet developer shall provide root control barriers and four inch (4") perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten feet (10' <br />0") in width, as determined necessary by the Planning Director at the time of review of <br />the final landscape plans. <br /> <br />34. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design <br />concept. <br /> <br />Building Fermit Review: <br /> <br />35. The subject structure shall be constructed to meet Title 24 state energy requirements. <br /> <br />36. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />37. <br /> <br />The project developer shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasanton. These plans shall be approved by the Director of Build- <br />ing Inspection prior to the issuance ora building permit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton Private <br />Development Design Guidelines adopted April 15, 1986. <br /> <br />Page 5 <br /> <br /> <br />
