PLANNING COMlVlISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-48 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE PUD (PLANNED UNIT <br />DEVELOPMENT) DEVELOPMENT PLAN FOR THE BERNAL PROPERTY <br />SPECIFIC PLAN AREA (PUD-02) <br /> <br />GHC Bemal Investors LLC ("GHCBI") has applied for PUD (Planned Unit <br />Development) Plan approval to develop about 745,000 square feet of office <br />development (in eight, four-story buildings) and 5,000 square feet of retail space on <br />40.5 acres; approximately 100 apartment units on 4.9 acres; approximately 119 <br />single-detached units on 12,000-square-foot lots; approximately 103 single-family <br />detached units on 6,000-square-foot lots; approximately 102 single-family detached <br />units on 5,000-square-foot lots; approximately 101 single-family detached units on <br />4,000-square-foot lots; and 56 below-market-rate duets scattered within the 4,000-, <br />5,000-, and 6,000-square foot lot products; with alternative locations possible based <br />on future decisions concerning the developability of portions of the Eastern Area; <br />and <br /> <br />the GHCBI PUD Plan is located on portions of the 516 +/- acre Bernal Property <br />Specific Plan area located on both sides of 1-680, south of Bemal Avenue, with <br />approximately 320 acres of the Specific Plan area designated as City-owned land <br />subject to future City land uses decisions prior to development; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) District, Public <br /> Institutional, and PUD - Transportation; and <br /> <br />WHEREAS, the project is within the Bernal Property Specific Plan area for which the City <br /> Council has previously approved an Environmental Impact Report; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public heating on August 9, 2000, the Planning Commission <br />reviewed the draft Specific Plan for the Bemal Property and considered all related <br />reports, documents, testimony, and recommendations, and the Planning <br />Commission recommended approval of the dratt August 8, 2000 Specific Plan for <br />the Bemal Property; and <br /> <br />the Planning Commission determined that the proposed GHCBI PUD Development <br />Plan for the property is consistent with the General Plan, the purposes of the PUD <br />ordinances, and the Bemal Property Specific Plan. <br /> <br /> <br />
