G-UII~LINES: <br /> <br />1.1 <br /> <br />Maintain viable riparian corridors along all drainage corridors proposed <br />to remain as open channels in the PhaSe I development by minimizing <br />intrusions, establishing setbacks consistent with corridor needs, and <br />protecting them from the adverse effects of development on water quality <br />and habitat values. <br /> <br />1.2 <br /> <br />Creation and/or restoration of wetlands and riparian areas should aim to <br />achieve higher habitat values than those areas being replaced. Portions <br />of the Phase H lands may be utilized to fulfill this requirement of Phase I <br />development. <br /> <br />Biological Resources Policy 2: Use of Native Vegetation. Re-vegetate any <br />disturbed riparian areas that are to be retained as open space with native riparian <br />species. <br /> <br />GUIDELINE: <br /> <br />2.1 <br /> <br />Re-vegetation should aim to achieve a long-term goal of improved <br />habitat value. <br /> <br />Biological Resources Policy 3: Tree Removal/Preservation. Retain as many <br />mature, healthy trees as feasible, recognizing that the Phase I land use plan <br />results in removal of trees within development areas. New trees to be planted as <br />part of the Plan shall replace the number of removed trees at a ratio of more than <br />one new tree planted for each tree removed. <br /> <br />GUIDELINES: <br /> <br />3.1 <br /> <br />Consider retention of existing healthy trees if feasible when developing <br />detailed grading and design plans for Phase I of the Planning Area as <br />shown in the Land Use Diagram: Figure 3-1, if these trees can provide <br />landscape value to their new environment. <br /> <br />3.2 <br /> <br />Certain Heritage Trees identified in the arborist report for the Plam~ing <br />Area will be removed as a result of new development. <br /> <br />3.3 <br /> <br />The following specific trees are anticipated to be removed as part of <br />Phase I development. <br /> <br />6-5 <br /> <br /> <br />
