Single-family am/multiple-family projects are not limi~l to any <br />density range. Develop the Central <br />Area Residential parcels with higher density multiple-family and single-family <br />housing designed to complement the commercial/office center. <br /> <br />GUIDELINE: <br /> <br />2.1 <br /> <br />Allow a mix of housing product types at the upper density range to <br />provide a population base w~hin easy walking distance to the <br />commercial/office center. <br /> <br />Residential PoE~cy 3: Phase I Product Types. Allow each Phase I residential <br />Parcel to be developed with a mix of single-family and multiple housing product <br />types. <br /> <br />Residential Policy 4: Phase I Optional Residential Types. Allow Phase I <br />residential development on Parcels 1 and 12 only if a satisfactory number of <br />units cannot be developed on Parcel 19 at a reasonable cost due to permitting <br />agency requirements. <br /> <br />GUIDELINES: <br /> <br />4.1 The timeframe for acqUirin~ permission from the permi~in~ agencies <br /> before developin/one or both of the optional residential sites shall be <br /> de~ermined by aEreement be~een the City and Parcel 19's developer. <br /> <br />4.2 Should at least 91 units be able to be developed on Parcel 19, then only <br /> Parcel I shall be allowed to be developed for residences.
