g. Under the grading requirements in th~PUD (Condition ), new contours <br />shall be designed to naturally blend into existing contours. Grading for proposed <br />soundberms along 1-680 should result in naturally appearing landforms. <br /> <br /> h. The PUD (Condition ) also addresses the design of soundwalls and <br />berms. The soundberms should have an undulating, natural appearance, wherever they <br />are located on the site. Landscaping will not be allowed to grow to block views fxom <br />1-680 to Pleasanton Ridge, and must be clustered in such a way as to provide view <br />corridors. <br /> i. Despite these comprehensive requirements and design features of the <br />Crteembriar Project, which implement all feasible mitigation measures to reduce this <br />impact, development of the site inherently will significantly reduce the "green vista" <br />across the site currently available from 1-680. <br /> j. All development alternatives would reduce visibility into and beyond the site <br /> and diminish the "green vista" currently available from I'680. The No Project <br /> Alternative is rejected because it would not meet any of the Project Sponsors <br /> objectives nor would it fulfill any of the City's objectives for this site, including <br /> provision of additional housing, open space, affordable housing, an elementary school <br /> site and public improvements. <br /> 2. ~. A significant number of major trees on the site would be lost as a result <br /> of site grading and improvements to Bemal Avenue. <br /> <br />Megsure N5a. Development shall preserve as a visual resource any heritage trees on <br />the ~ite, the riparian vegetation along the Arroyo and in the finger tributary, the trees at <br />the Site of the old farmstead on the West Parcel, and the trees on the knoll and in the <br />willow grove on the East Parcel. <br />Measure N5b. Reconstruction of Bemal Avenue shall maintain significant existing <br />street trees where possible. If any trees must be removed to accommodate <br />reconstruction of the street, they shall be replaced according to a plan for <br />bessatification of Bernal Avenue consistent with the Community Character Element of <br />the Pleasanton General Plan. <br />Measure N5c. The site should be landscaped in a manner that replaces the tree <br /> feslx~res lost as a consequence of development. <br /> F_jlgl~g: Specific economic, social, or other considerations make infeasible mitigation <br /> measures or project alternatives identified in the Final EIR. <br /> <br />62 <br /> <br /> <br />
