The proposed location of the conditional use and the conditions under <br /> which it would be operated or maintained will not be detrimental to the <br /> public health, safety, or welfare, or materially injurious to the properties or <br /> improvements in the vicinity. <br /> <br />Given the limited size of the proposed secondary unit and the restrictions placed <br />on occupancy, the proposal will not impact surrounding uses. The required <br />special design considerations for development of properties abutting the northerly <br />boundary of the NSSP has been met, and the neighboring residences would not be <br />impacted or have views obscured by the proposed unit. The use proposed would <br />comply with applicable Building and Fire Codes. <br /> <br />The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br /> <br />The structure is designed to be compatible with the main dwelling unit, and would <br />meet or exceed all required development standards for secondary units. As <br />conditioned, the proposed use will comply with all provisions and requirements of <br />the City's zoning ordinance. <br /> <br />the Planning Commission determined that the proposed secondary unit is <br />appropriate for the site, is well designed, and would be consistent with the <br />approved secondary unit on the adjacent Greenbriar development. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-2, the application of Crreg Mann (for Hoss Bozorgzad) for a <br />conditional use permit and design review approval for an approximately 750 <br />square-foot detached secondary unit located at 488 Sycamore Road, subject to the <br />conditions shown in Exhibit "B.2," attached hereto and made pan of this case by <br />reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br /> <br /> <br />
