EXHIBIT "B" <br />Proposed Conditions of Approval <br />Case PUD-81-30-81D <br /> CM Realty <br /> (February 9, 2000) <br /> <br />PLANNING <br /> <br />Development shall be substantially as shown on the development plans and color beard, Exhibit <br />"A", dated "Received January 4, 2000" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />This design review approval will lapse within one (1) year from the date of approval unless a <br />building permit is issued and consh-uction has commenced and is diligently pursued toward <br />completion or an extension has been approved by the City. <br /> <br />No signage is specifically approved with this application. A comprehensive sign program shall <br />be submitted at the time the building p~mdt plans are submitted for plan check. The specific <br />details for each sign shall be subject to review and approval by the Planning Director prior to <br />building permit issuance. Any future signage shall be consistent with the Hacienda Design <br />Guidelines, unless otherwise approved by the Owners Association, and shall be subject to review <br />and approval by the Planning Director. <br /> <br />The design of the bicycle racks/lockers shall be shown on the building permit plans and shall be <br />subject to review and approval by the Planning Director prior to issuance of building permits for <br />the project. <br /> <br />All roof mounted equipment, including I-IVAC and any other mechanical or communications <br />equipment, shall be designed, installed, and maintained over the life of the building such that the <br />equipment does not project above a horizontal plane established by the building's equipment <br />screening walls. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise emanating from it <br />will not be perceptible beyond the property plane of the subject property in a normal <br />environment for that zoning district. <br /> <br />The applicant shall submit a final lighting plan for the building and the site for the review and <br />approval of the Planning Director prior to issuance of building permits. All lighting shall be <br />consistent with the requirements of the Hacienda Design Guidelines. <br /> <br />o <br /> <br />All trash and refuse shall be contained completely within enclosures architecturally compatible <br />with the main structure. The materials and color of the enclosure walls shall match the building <br />walls and the gates shall be corrugated metal or solid wood. The location and design of the <br />enclosures shall be shown on the plans submitted for issuance of building permits, with the <br />dumpster located not less than two feet from the adjacent parking space, and shall be subject to <br /> <br />PUD81-30-81D Planning Commission <br />January 26, 2000 Page - 1 - <br /> <br /> <br />
