c.) Broom sweep the public street pavement adjoining the project site on a daily basis. Caked- <br />on mud or dirt shall be scraped from these areas before sweeping. <br /> <br />d.) Install filter materials (such as sandbags, filter fabric, etc.) at the storm drain inlet nearest the <br />downstream side of the project site in order to retain any debris or dirt flowing into the City <br />storm drain system. Filter materials shall be maintained and/or replaced as necessary to ensure <br />effectiveness and to prevent street flooding. Dispose of filter particles in the trash. <br /> <br />e.) Create a contained and covered area on the site for the storage of bags, cement, paints, <br />flammable, oils, fertilizers, pesticides, or any other materials used on the project site that have <br />the potential for being discharged to the storm drain system through being windblown or in the <br />event of a material spill. <br /> <br />f.) Never clean machinery, tools, brushes, etc., or rinse containers into a street, gutter, or storm <br />drain. <br /> <br />g.) Ensure that conerete/ganite supply trucks or concrete/plasterers operations do not discharge <br />wash water into stree~ gutters or drains. <br /> <br />h.) Construction access routes shall be limited to those approved by the City Engineer or <br />Building Inspector and shall be shown on the approved grading plan. <br /> <br />61. <br /> <br />The applicant shall install s~uctural control, such as an oil/water separator, sand filter, or <br />approved equal in the parking lot to intercept and pretreat storm water prior to reaching the storm <br />drain. The design, locations, and a schedule for malnUdning the separator shall be submitted to <br />the City Engineer/Director of Building Inspection for review and approval prior to issuance of <br />building permits. The structural control shall be cleaned at least twice a year: once immediately <br />prior to October 1 and once in Sanuary. The applicant shall enter into a maintenance agreement <br />for the oil/water separator with the City. <br /> <br />62. <br /> <br />The applicant shall label all on-site storm drain inlets with the wording, '~qo Dumping - Drains <br />to Bay" using City-approved methods and materials. On-site storm drain facilities shall be <br />cleaned a noinimum of twice a year as follows: iwanediately prior to October 15 and once in <br />January. Additional cleaning may be required if found necessary by the City Engineer/Director <br />of Building Inspection <br /> <br />63. <br /> <br />The developer is encouraged to work with the City's Civic Arts Commission to provide public <br />art. <br /> <br />The applicant shall provide a bench and waste m:eptacle for outdoor seating and a designated <br />smoking area. The bench is to be placed under the shelter of the arcade, generally between the <br />building columns to the left of the handicapped spaces and the entry door, to the satisfaction of <br />the Plaun/ng Di~ctor. <br /> <br />P UD~ 1- 30-81D Planning Commission <br />January 26, 2000 Page - 8 - <br /> <br /> <br />
