Modifications may be made to an approved second unit, if the Zoning <br />Administrator de~ermines that the modifications are minor and in <br />substantial conformance with the approved design and use permit. <br /> <br />One (1) off-street parking space at the parcel shall be made continuously <br />available to the occupants of the second unit. <br /> <br />The maximum floor area ratio requirement of a lot shall not be exceeded <br />due to the addition/conversion of space to accommodate an attached or <br />detached second unit. <br /> <br />The gross floor area of a detached second unit shall not exceed 1,200 square <br />feet. (Also see Section 18.106.070.F). <br /> <br />The gross floor area of an attached second unit shall not exceed 30% of the <br />gross floor area of the existing main dwelling unit. In this instance, the <br />gross floor area of the existing main dwelling unit is the size of the unit <br />prior to the second unit addition/conversion. (Also see Section <br />18.106.070.F). <br /> <br />If the second unit is rented, the resident owner shall install address signs <br />which clearly are visible from the street during daylight and night time <br />hours. Such sign must clearly indicate that two (2) separate units exist on <br />the parcel. The resident owner shall obtain the new street address for the <br />second unit from the Planning Dep&rhnent. <br /> <br />Conditions A, B, C, D, E, and F of this Section 18.106.070 shall be <br />memorialized in a restrictive covenant, which shall be recorded against the <br />parcel prior to the issuance of a building permit from the Building <br />Department. <br /> <br />Additional conditions may be placed upon the resident owner of the second <br />unit as reasonably necessary to protect the public health, safety or welfare, <br />or prevent material injuries to properties or improvements in the vicinity. <br /> <br />Exhibit A.2/RZ-98-03 <br /> Page 5 <br /> <br /> <br />
