PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-36 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAPS 7481, <br />7482, AND 7501; AND VESTING TENTATIVE TRACT MAPS 7160 AND <br />7161, THE APPLICATION OF MARDEL L.L.C. <br /> <br />Mardel L.L.C. has applied for vesting tentative subdivision approvals to <br />subdivide an approximately 22.82-acre block of land into 27 single-family <br />home sites, public streets, and common opea space parcels (one lot will <br />retain its existing home; the other 26 lots would have new homes built), <br />located at 2530, 2560, and 2546 Vineyard Avenue and 751 Clara Lane; <br />and for final review and approval of the architectural design for the <br />23 production lots; and <br /> <br />WHEREAS, zoning for the property is PUD -LDR/OS (Planned Unit Development - <br /> Low Density Residential/Open Space) District; and <br /> <br />at its duly noticed public hearings of June 14 and June 28, 2000, the <br />Planning Commission considered all public testimony, relevant exhibits, <br />and recommendations of the City staff concerning this application; and <br /> <br />an Environmental Impact Report was prepared and certified for the <br />Vineyard Avenue Corridor Specific Plan; therefore, no additional <br />environmental documentation was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following fmdings: <br /> <br />The proposed subdivision map, together with its provisions for its <br />design and improvement, is consistent with the General Plan and <br />the Vineyard Avenue Corridor Specific Plar~ <br /> <br />These subdivisions implement the PUD development plans found to be <br />consistent with the General Plan and Specific Plan last year. No changes <br />have occurred to change these findings. The subdivisions' details comply <br />with the subdivision standards, as modified by the PUD development <br />plans, and comply with all applicable policies and programs. Participation <br />in the Specific Plan infrastructure improvements, and conforming to its <br />requirements, ensures all infxastmeture will be available for these projects. <br /> <br /> <br />
