PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-27 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF RICHARD AND <br />LYNNE HUDSON FOR A CONDITIONAL USE PERMIT, AS FILED UNDER <br />CASE PCUP-05 <br /> <br />Richard and Lynne Hudson have applied for a conditional use permit to <br />allow a 794-square-foot attached second unit at a single-family residence <br />located at 2794 West Ruby Hill Drive; and <br /> <br />WHEREAS, <br />WHEREAS, <br /> <br />zoning for the property is PUD-A/OS/LDR (Planned Unit Development - <br />Agriculture/Open Space/Low Density Residential) Dislriet; and <br /> <br />at its duly noticed public hearing of April 26, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, a modification such as that proposed is categorically exempt from the <br /> requirements of the California Environmental Quality Act (CEQA); and <br /> <br />the Planning Commission made the following findings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />The request to establish an attached second unit on the site conforms with <br />the objectives and purposes of the zoning ordinance. A second unit is <br />considered to be a single-family use, which is allowed in the Ruby Hill <br />development. The second unit would be consistent with the character of <br />the area because the applicant has proposed to attach the second unit <br />integrally with the main structure and have the colors and materials of the <br />second unit match those of the main residence <br /> <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br /> <br />Due to the size limitation of the second unit, the traffic generated would <br />not be any greater than that of a single-family residence. Also, because of <br />the small size of the second anit and the limit on the number of adults <br /> <br /> <br />
