EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PSDR-I: Olde Towne Antiques <br />3440 Stanley Boulevard, Suites J & K <br />Planning Commission <br /> April 26, 2000 <br /> <br />The applicants may install a maximum of three painted wood signs with their <br />business name above the storefront windows on the front (north) building elevation of <br />their store (Suites J&K). If the applicants desire to illuminate these signs, they shall <br />install a decorative, antique-style light fixture above each sign they wish to illuminate <br />and mount the fixture so as to direct light onto the face of the sign. The final size, <br />design, and location of these three signs and light fixtures shall be submitted for the <br />review and approval of the Planning Director prior to installation. <br /> <br />The applicants shall be permitted to display one neon "OPEN" sign, approximately 2 <br />square feet in size, and one neon "Antiques" sign, approximately 1 square foot in <br />size, in the storefront windows of their establishment. No other signs shall be <br />displayed in the window or painted on the window unless the applicants apply for and <br />receive subsequent design review approval. <br /> <br />If the applicants desire to pursue a new monument sign, they shall work with the <br />owner of their building to replace the existing monument sign. The new monument <br />sign may include the renaming of the center to Olde Towne Antique Center/Plaza if <br />the property owner agrees. Additionally several tenant names may be listed on the <br />sign. The final size, design, and location of the monument sign shall be submitted for <br />the review and approval of the Planning Director prior to is installation. <br /> <br />All appropriate City permits shall be obtained prior to the installation of the signs <br />and light fixtures. <br /> <br /> <br />
