Resolution No. PC-2000-25
Page 2

As conditioned, the proposed personal fitness training use would not be
detrimental to the public, health, safety, and general welfare, or materially
injurious to properties or improvements in the vicinity. The tenant suite
does not have any doors or windows on the western elevation, thus
reduc'mg impacts to residents to the west. Also, Kottinger Barn is directly
in front of the suite, thus the impacts to the residents across the street
would be limited. The hours of operation would be on an appointment
basis only and breaks would be held between each session.

The proposed conditional use will comply with each of the
applicable provisions of the zoning ordinance.

The use would be toward the rear of the site. The hours of operation
would be by appointment only to reduce potential parking and traffic
impacts.

the Planning Commission determined that the operation of the proposed
personal fitness training use would be compatible with neighboring
residences and tenant suites.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
PLEASANTON RESOLVES THE FOLLOWING:

Section 1.

Approves Case PCUP-04, the application of Kristi Reed for a conditional
use permit to allow personal fitness training within an existing commercial
suite located at 164 Ray Street, Suite D, subject to the conditions shown in
Exhibit "B," attached hereto and made part of this case by reference.

Section 2.

This resolution shall become effective 15 days after its passage and
adoption unless appealed prior to that time.
