Resolution No. PC-2000-23 <br />Page 6 <br /> <br />Exhibit "B', Conditions of Approval <br />Planning Commission, April 12, 2000 <br /> <br />General Conditions: <br /> <br />Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received December 3, 1999" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. The subject property shall be prezoned to the following designations: <br /> <br />PUD (Planned Unit Development) - LDR (Low Density Residential) district for <br />Lots 1 through 12 and Parcel "G". Permitted uses and development standards shall <br />be those of the R-I-20,000 (Single Family Dislrict) for Lots 1 through 10 and the R- <br />1-40,000 (Single Family District) for Lots 11 and 12 and Parcel "G". <br /> <br />PUD (Planned Unit Development) - C (Commercial) district for Parcel "A". <br />Permitted uses shall be a senior care facility. However, the City's approval of the <br />senior care facility shall not constitute emitlemem. Further details, e.g., munber of <br />beds, building heights, setbacks from Devaney Creek, parking, traffic impacts to the <br />Foothill Road/Dublin Canyon Road/Canyon Way intersection, etc., shall be <br />reviewed under a separate application for PUD Development Plan approval and a <br />separate project specific initial study. The existing residence, barn, corral, and <br />miscellaneous outbuildings shall be interim uses subject to the development <br />standards of the R-I-40,000 (Single family District). <br /> <br />PUD (Planned Unit Development) - PHS/WO (Public Health and Safety/Wildlands <br />Overlay) district for Parcels "B", "D", "E", and "F". Permitted uses shall be <br />permanent open space for Parcels "B", "D", and "E", a public park for Parcel "E", <br />and one single-family residence for Parcel "F", the Miller property. Development <br />standards for Parcel "F" shall be those of the R-1-40,000 (Single Family District). <br />Any additions and/or alterations of the Miller residence shall be subject to the <br />requirements of Chapter 17.12 (Geologic Hazards) of Title 17 (Planning and <br />Related Matters) of the Pleasanton Municipal Code. <br /> <br /> <br />
