PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-23 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />EUGENE C. AND CAROL STROM, WILLIAM KOLB, AND DONNA MILLER FOR <br />PUD PRE-ZONING AND DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br />CASE PUD-99-03 <br /> <br />Eugene C. and Carol Strom, William Kolb, and Donna Miiler have applied for <br />PUD pre-zoning and PUD development plan approval for a residential <br />subdivision consisting of 12 new single-family lots, two existing single-family <br />homes, open space, a public park, and public street and infrastructure <br />improvements located on approximately 55.4 acres, and designating an <br />approximately 5.22-acre area for a future senior care facility at 11393 Dublin <br />Canyon Road; and <br /> <br />WHEREAS, zoning for the property is Unincorporated; and <br /> <br />at its duly noticed public hearing of April 12, 2000, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, approved the Negative Declaration <br />prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />The proposed development plan is in the best interests of the public health, <br />safety, and general welfare. <br /> <br />The project, as conditioned meets all applicable City standards concerning public, <br />health, safety, and welfare, e.g., vehicle access, geologic baTards, and flood <br />hazards. The proposed development has been designed to be compatible with <br />adjacent land uses and is in conformance with the General Plan designations for <br />this site and all other relevant policies and programs. Detailed geologic studies <br />have been completed for the proposed development plan. The project developer <br />would provide all public street infrastructure including water, storm, and sanitary <br />sewer lines. The project developer would finance this project's share of the costs <br />associated with planned improvements to the Foothill Road/Dublin Canyon <br /> <br /> <br />
