Resolution No. PC-2000-19 Page 3 EXBIBIT B PCUP-03 PLANNING COMMISSION CoNnmONS OF APPROVAL The location and operation of the proposed use shall conform substantially to the site plan, floor plan, and written narrative, Exhibit "A, dated Received February 3, 2000', on file with the Planning Depmhnent, except as modified by these conditions. The applicant shall obtain a Certificate of Occupancy release through the Building Department prior to the commencement of the use. The tenant space shall comply with all codes and ordinances in effect before the Building Department will issue said certificate. The applicant shall obtain all building and other applicable City permits for future tenant improvements. If additional students, hours of operation, or activities beyond that proposed in the written narrative, dated "Received Febma~ 3, 2000', on file with the Planning Depa~huent, are desired, prior City review and approval are required. Requests for modification of the use permit shall be submitted to the Planning Director, who may approve the modification or refer the matter to the Planning Commission if judged to be substantial. If the operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. The operation of the tutoring center shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 of the Pleasanton Municipal Code). This use permit is not transferable to another address. A new application must be made if the applicant wishes to relocate to another site in the City. {END}
