The proposed additional seating at the bar/restaurant would not create adverse
impacts on the surrounding uses with respect to litter, noise, odors, or traftic. The
approval to increase the seating within the bar/restaurant is conditioned to require
hourly parking counts over a two-week period during the summer of 2000, and
should parking issues arise, the matter will be returned to the Planning
Commission.

3. The proposed conditional use will comply with each of the applicable
provisions of the zoning ordinance.

Granting a conditional use permit to the applicants for a 29-seat expansion is
consistent with the City's ability to regulate zoning as listed in the Municipal
Code Chapter 18.124.

WHEREAS,

the Planning Commission determined that the proposed modification would not
create adverse impacts on the adjacent properties or tenants with respect to litter,
noise, odors, or traffic, and that by requiring the applicant to conduct hourly
parking counts over a two-week period during the summer of 2000, the issue of
adequate parking can be addressed.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

Section 1.

Approves the application of the Hop Yard American Alehouse & G-fill for a
modification to an approved conditional use permit to increase the number of
seats within the bar/restaurant by 29 seats for the Hop Yard American Alehouse &
Grill located at 3015-E Hopyard Road (within the Hopyard Village Shopping
Center), subject to the following condition:

The applicant shall conduct hourly parking counts over a two-week period during
the summer of 2000, and should parking issues arise, the matter shall be brought
back before the Planning Commission.

Sectio~l 2.

This resolution shall become effective 15 days after its passage and adoption
unless appealed prior to that time.

THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY OF
PLEASANTON ON THE 23RD DAY OF FEBRUARY 2000 BY THE FOLLOWING VOTE:

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Arkin, Maas, Sullivan, and Chairperson Roberts
None
Commissioner Kameny
None
