The.Pedro's restaurant has been vacant for some time~ .The applicant proposes to ~build <br />a inedm-n-style office building to rePlaCe it, ret~inlng only the perimeter landsCaPing. <br />Key issues raised by the pl~nnln~ Commission included the appropriate use for the site <br />and ,th~ architectural style, and it initiated a study of the uses which could feasibly be <br />established at the site which may fulfill needs of .the area other than more office space. <br />The proposal meets all present requirements of its zoning designation and its <br />architecture, although unique, is comparable to other north Pleasanton buildings. <br /> <br />Honm'abie Mayor and Members of the City Council: <br /> <br />BA~G~UND <br /> <br />The .Pedro's r~murant site is zoned CPD (Retail/Commercial/Financial) under the Hacienda <br />Parkt PUl~development plan; this d~signation allows office uses as well as retail and restaurant <br />uses. The development agreement which once applied to this site has lapsed, giving the City <br />its normal authority to rezone the property. The Pedro's restaurant, one of the first buildings <br />in Hacienda Park, has been inoperative, and the site was recently purchased by the Chamberlin <br />Oromp who has sought to raze the restaurant and build a two-story off~ce consistent with the <br />existing zoning. The application was heard by the Planning Commission under its design. <br />review capacity (new buildings in Hacienda Park meeting the development plan regulations do <br />not ~quire City Council review), and the application was denied. The applicant has appealed <br />this action to the City Council for its review. <br /> <br />PROPOSF~D PROJECT <br /> <br />Th~-~ Group proposes to demolish the existin$ restaurant and portions of the park'.lng <br />area and to construct a new two-story office building totaling 44,250 sq. ft. in size. The <br />lmilding's architecture is typical of many of the office buildings in north Pleasanton except it <br />has incorporated an unusual curved roof element over about half the building. The perimeter <br />landscaping would be retained.
