EXHIBIT <br /> <br />CONDrrZoNS OF APPROVAL <br />Case PUDD 81-30-84D <br />5075 Hopyard Road <br />,4fatr. 200. <br /> <br />The office development covered by this approval shall be constructed substantially as <br />shown on the development plans, Exhibit "A", dated "ReCeived OcIober 12, 2000", on <br />file with the Planning Deparlment, except as modified by the following conditions of <br />approval. Minor changes to the plans may be allowed subject to review and approval of <br />the Zoning Administrator, if found to be in substantial conformance with the approved <br />exku'nits. <br /> <br />Design review approval for the office building shall lapse within one (1) year from the <br />d~te of s. pproval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion, or an extension has been approved by the City <br />pursuant to Section 18.20.070 of the Municipal Code. <br /> <br />The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />Prior to the issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by State Law and as adopted <br />by the Pleasanton Unified School District. <br /> <br />The project developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />inspection by the l~snni~g Depairu~ent is required prior to occupancy of the <br /> <br />Landscllpimj and Tree Pr'*"~ervation <br /> <br />A final landscape plan and irrigation plan shall be submitted to and ~pproved by <br />1Rmming Director as pan of the building permit plan set prior to issuance of a building <br /> <br />or On-site permit. Said landscape plan shall be consistent with the approved landscape <br />phn plus any COnditions of approval, and shall be detailed in terms of species, location, <br />size, quantities, and spacing. <br /> <br /> <br />
