WHEREAS, <br /> <br />WHEREAS, <br /> <br />HEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />iiWHEREAS <br /> <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br /> <br />RESOLUTION NO. 71-63 <br /> <br />RE: APPROVAL OF FINAL DEVELOPMENT PLAN FOR <br />PLANNED UNIT DEVELOPMENT APPLICATION 70-7. <br />(BESCO BUILDERS, INC.) <br /> <br />the applicant, Besco Builders, Inc., has submitted and <br />had approved by the Planning Commission and City Council <br />tentative development plans with respect to P.U.D. <br />application No. 70-7; and <br />the applicant has, consistent with the provisions of <br />Article 14, Chapter 2 of Title 2 of the Ordinance Code <br />of the City of Pleasanton, submitted Final Development <br />Plans herein which were approved February 9, 1971 <br />by the Planning Commission by Resolution No. 1064; and <br />the area to which said Final Development Plan applies is <br />zoned in the Planned Unit Development (P.U.D.) District <br />with an RM2500 designation; <br />the application herein appears clearly to be consistent <br />with the objectives and purposes provided for in <br />Section 2-8.25 of the Ordinance Code in that it provides <br />an imaginative, well designed, relatively low cost means <br />of providing single family housing and provides <br />considerable commonly owned open space and recreation <br />facilities maintenance of which, by those who directly <br />benefit therefrom, is effectively provided for; and <br />applicant has paid under protest park dedication fees <br />consistent with the provisions of the ordinance code of <br />the City of Pleasanton relating thereto; <br />it appears desirable that the planning staff be <br />instructed to work with the applicant herein in <br />balancing the provision of trees within said develop- <br />ment as between 15 gallon and 5 gallon trees; <br />a Final Subdivision Map and Improvement Plans for Tract <br />3232 (Bosco Builders Inc.) were approved March 22, 1971 <br />by City Council Resolution 71-54. <br /> <br /> <br />
