II. IMPACTS FOUND TO BE MITIGATED TO <br />A LESS THAN SIGNIFICANT LEVEL <br />These findings identify those impacts that, with mitigation determined to be feasible, <br />can be reduced to a less than sigttificant level. <br />A. Land Use <br />1. Imoact A 1. Potential for conflict between off-site land uses and on-site land uses. <br />Mitieation Measures: <br />Measure Ala. Apply appropriate City land use regulations and development controls <br />to minimize potential conflicts. <br />Measure Alb. Require that developers of residential property east of Case Avenue <br />include disclosure of neazby industrial /commercial uses in their sales and contract <br />materials. (For Altemative A.) <br />Measure Al c. Along the eastern perimeter of the project site south of Junipero <br />Avenue, incorporate into the plan measures to accomplish visual sepazation between <br />uses on the East Pazcel and uses beyond, including uses in the Alameda County <br />'Transportation Corridor site and industrial uses farther east. (For Alternative A.) <br />Findines: Changes or alterations have been required in, or incorporated into, the <br />GHCBI Project which avoid or substantially lessen the significant environmental <br />effect identified in the Final EIR to a less than significant level. <br />Facts in Sunnort of Finding: The impact will be avoided or reduced based on the <br />following: <br />a. Through cazeful site planning and project design, the GHCBI Plan avoids, to <br />a large extent, incompatible on-site and off-site land uses. The Phase I mix of uses on- <br />site complies with the Pleasanton General Plan and neo-traditional planning principles <br />determined to be appropriate for this site. Where different uses are situated adjacent to <br />one another on the Bernal Property, PUD Condition _ requires the City to minimize <br />land use conflicts between adjoining uses and requires the developer to disclose to <br />future residents conditions that could cause land use conflicts. Specific Plan Use <br />Policy 1, Guideline 1.5 further ensures that active community and night uses will not <br />impact residences. <br />~ References to specific PUD Conditions will be inserted and coordinated following <br />Council approval ofthe PUD Conditions. <br />
