to capture spills so that these fluids can be properly cleaned up and disposed of, and it <br />shall drain, if necessary, to a sanitary sewer rather than a storm drain. Other measures, <br />such as roof cover, asphalt berms, etc., for this area may be necessary in order to prevent <br />storm water from entering this area. The design of this area shall be subject to the review <br />and approval of the Planning Director prior to the occupancy of the structure. All fluids <br />removed from the trucks in this area shall be collected and stored in an appropriate <br />container and removed off -site to an approved recycling and/or disposal facility. <br />27. In the event that the applicant desires to have outdoor storage, a plan for such storage <br />shall be submitted for the review and approval by the Planning Director prior to <br />implementing the outdoor storage. This plan should provide for the installation of <br />screening or the use of an appropriate container for any items being stored outdoors in <br />order to retain the business park image of the surrounding properties. Any proposed <br />screening or container to be used for said storage shall be designed to be <br />architecturally - compatible with the materials and design of the main structure. <br />28. The applicant shall make all reasonable efforts to ensure that all delivery (company -owned <br />fleet) and supply (independent haulers) trucks serving this facility do not park or stand on <br />any of the adjacent public streets while waiting to enter the facility. Care should be taken <br />to ensure that sufficient room would be available on -site for all trucks serving this facility <br />and that trucks are permitted to enter the loading dock area within a reasonable time. No <br />unhitched trailers or disabled trucks shall be stored outside the rear loading dock area. <br />Engineering <br />29. A final design for the median island reconfiguration in Hacienda Drive shall be submitted <br />for the review and approval by the City Engineer and the Planning Director prior to the <br />issuance of a building permit. Detailed information shall be shown about the demolition of <br />the existing island and landscape material contained within. The design shall be <br />substantially as shown on the attached plans, but the nose of the island may need to be <br />shortened to accommodate the turning radius of a truck. In the event that truck queuing is <br />determined by the City Engineer to be obstructing traffic on Hacienda Drive, the City <br />Engineer may require that the owner of the property pay for and complete further <br />modifications, subject to review and approval by the City, to that median island. The <br />applicant shall enter into a deferred improvement agreement with the city for this <br />improvement, prior to the issuance of a building permit. <br />30. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer for the review and approval of the City Engineer and/or the Director of Building <br />Inspection prior to the issuance of a building permit. <br />31. The applicant shall submit a refundable cash bond not to exceed $2500 for hazard and <br />erosion control prior to issuance of an Engineering or Building Department permit. The <br />amount of this bond will be determined by the City Engineer. <br />5 <br />
