DEVELOPI~B~NT AGBI~,I~,MENTS <br />REGARDING PHASE I AND PHASE H GOVERNING <br />APPROXIMATELY 325.7+__ ACRES OF THE HACIENDA <br />BUSINESS PARK, AS FILED UNDER CASE <br />PUD-81-30-29M/PUD-85-8-11M <br /> <br />at its meeting of September 6, 1994, the City Council received a proposed <br />negative declaration for the application of Prudential Insurance Company for a <br />major modification to an approved Planned Unit Development to modify the <br />conditions of approval of Ordinance No. 1596; to: <br /> <br />Add Lot 1F to the lots subject to the "Gross Floor Area" cap and add the <br />8,059 sq. ft. of building area currently approved for Lot IF to the <br />"additional" building cap of 4,623,000 sq. ft. (the total Hacienda Business <br />Park building area cap of 9,889,000 sq.ft. would not ehenge); <br /> <br />Add Lot IF to the list of lots with curren~y approved development <br />en~~ements; <br /> <br />Modify Table B-1 "Summary of Site Development Criteria" to increase <br />the maximum F.A.R. allowed for properties zoned CPD from .25 to .30 <br />and permit warehouse uses to be built with a maximum F.A.R. of .60; <br />and <br /> <br />Modify Table B4 "Permitted Uses Within Each Planning Distrlet" to <br />allow warehouse uses within the IFD District; <br /> <br />at its meeting of September 6, 1994, the City Council received a proposed <br />negative declaration for the application of prudential Insurance Company for an <br />amendment to the First Amendment to Phase I and Phase II Development <br />Agreements between Prudential and the City of Ple~anten approved under <br />Ordinance No. 1597 to reflect the removal of the addition of Lot 1F; and <br /> <br />the City Council has reeuived and reviewed the Initial Study dated July 29, 1994, <br />and received the recommendations of the staff and Planning Commission; and <br /> <br />the City Coancti has received and reviewed the Traffic Study prepared and <br />submitted in conjunction with the subject applications; and <br /> <br /> <br />
