EXHIBIT A Conditions of Approval Case UP-94-~6 The proposed development shall conform substantially to the site plans, elevations, written narrative, and related materials (dated "Received" May 24, July 28, and August 3, 1994), on file with the Planning Department, except as modified by these conditions. Approval of this conditional use permit is contingent upon approval of the Municipal Code amendment (Case RZ-94--4), and will take effect upon the effective date of that application. If operation of this use results in conflicts pertaining m perking, noise, traffic, or other factors, at the discrotion of the Planning Director, this matter can be submitted to the Planning Commission for subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said use permit. The bed and breakfast use shall be limited m the activities proposed in the written narrative, Exhibit C, dated "Received" May 24, and July 28, 1994, on file with the Planning Department. If additional uses or activities beyond that appwved by the Planning Commission ere desired by the applicants, prior City review and approval is required. Details of such activities shall be submitted to the Planning Director who may approve the modification, if it is judged to be minor, or may refer the matter m the Planning Commission for a public hearing, if judged m be substantial. The applicants shall remove one of the kitchens in the dwelling within 30 days of cessation of the bed and breakfast use. AM automobiles owned or operarod by the applicants at 9104 Longview Drive shall be perked in the upper garage, or driveway in front of the upper garage, during the time the bed and breakfast is in operation. The applicants shall advise the bed and breakfast guests m drive safely, to follow all traffic regulations coming to and from the bed and breakfast, and to be mindful of adjacent properties' privacy when driving to and from the site. 8. If any signs for the site ere desired, a comprehensive sign program shall be submitted to the Planning Director for consideration under separate epplication.
