EXHIBIT A <br /> <br />Conditions of Approval <br />Case UP-94-~6 <br /> <br />The proposed development shall conform substantially to the site plans, elevations, <br />written narrative, and related materials (dated "Received" May 24, July 28, and <br />August 3, 1994), on file with the Planning Department, except as modified by these <br />conditions. <br /> <br />Approval of this conditional use permit is contingent upon approval of the Municipal <br />Code amendment (Case RZ-94--4), and will take effect upon the effective date of that <br />application. <br /> <br />If operation of this use results in conflicts pertaining m perking, noise, traffic, or <br />other factors, at the discrotion of the Planning Director, this matter can be submitted <br />to the Planning Commission for subsequent review at a public hearing. If necessary, <br />the Planning Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said use permit. <br /> <br />The bed and breakfast use shall be limited m the activities proposed in the written <br />narrative, Exhibit C, dated "Received" May 24, and July 28, 1994, on file with the <br />Planning Department. If additional uses or activities beyond that appwved by the <br />Planning Commission ere desired by the applicants, prior City review and approval is <br />required. Details of such activities shall be submitted to the Planning Director who <br />may approve the modification, if it is judged to be minor, or may refer the matter m <br />the Planning Commission for a public hearing, if judged m be substantial. <br /> <br />The applicants shall remove one of the kitchens in the dwelling within 30 days of <br />cessation of the bed and breakfast use. <br /> <br />AM automobiles owned or operarod by the applicants at 9104 Longview Drive shall be <br />perked in the upper garage, or driveway in front of the upper garage, during the time <br />the bed and breakfast is in operation. <br /> <br />The applicants shall advise the bed and breakfast guests m drive safely, to follow all <br />traffic regulations coming to and from the bed and breakfast, and to be mindful of <br />adjacent properties' privacy when driving to and from the site. <br /> <br />8. If any signs for the site ere desired, a comprehensive sign program shall be submitted <br /> to the Planning Director for consideration under separate epplication. <br /> <br /> <br />
