28. <br /> <br />That the developer submit a site development plan in <br />accordance with the Survey Ordinance (Article 3, <br />Chapter 3, Title II) and that these plans be approved <br />by the City Engineer prior to the issuance of a <br />building permit. <br /> <br />29. <br /> <br />That the site development plan include all required <br />information to design and construct site, grading, <br />paving and drainage. <br /> <br />30. That the paving sections for the parking and drive areas <br /> be designed on the basis of an R-Value test and a <br /> Traf£ic Index to carry the anticipated traffic load. <br /> This design shall be subject to the approval of the <br /> City Engineer. The minimum paving section shall be <br /> 2" A.C. on 5" A.B. The minimum A.C. pavement slope <br /> sh~ll be 1%. <br /> <br />31. That the developer's contractor obtain an encroachment <br /> permit from the City prior to the beginning of con- <br /> struction. <br /> <br />32. That the developer pay any and all fees that the proper~y <br /> may be subject to. <br /> <br />33. That because of the amount of traffic which will be <br /> generated by the proposed project, the developer shall <br /> widen or pay for the widening of Tawny Avenue to the <br /> extent necessary to accommodate a minim~ of two traffic <br /> lanes and one parking lane and provide adequate room <br /> for a shoulder on the north side of that street and <br /> that the final method for the widening of Tawny, accept- <br /> able to the City staff, be arrived at-prior to the <br /> issuance of any building permits on any part of the <br /> subject site, either commercial or residential. <br /> <br />34. That because of the traffic which shall be generated by <br /> the development on the subject site, the developer shall <br /> pay for additional paving at the intersection of Pico <br /> Avenue and Vineyard Avenue, restriping the intersection <br /> as necessary and making it a four-way stop, <br /> <br />35. <br /> <br />That the private drive through the residential portion <br />of the development be moved westward a sufficient distance <br />to align it with Concord Street. <br /> <br />36. <br /> <br />That the developer submit a minor subdivision application <br />to the City and file a parcel map to effect a split of <br />the existing parcel into a shopping center parcel and a <br />multi-family residential parcel. <br /> <br />-4- <br /> <br /> <br />
