CONDITION' ATTACHED TO APPROVAL OF U~"79-14 <br /> <br />That the development be substantially as shown on the <br />site plan, elevations and landscape plan, Exhibit A, on <br />file with the Planning Division, except that the westernmost <br />driveway be right-turn in and out only. <br /> <br />That the developer pay for the striping of the Santa <br />Rita Road/Pimlico Drive inkersection to the extent <br />necessary to accommodate traffi~ generated by the <br />proposed development; this would include the future <br />striping of the southbound Santa Rita Road left-turn <br />lane if such a feature is found to be necessary. <br /> <br />That approval of this case is conditioned upon <br />the approval of case Z-79-73 and.any conditions <br />which may be attached thereto by the Design Review <br />Board. <br /> <br />That the property owner process a parcel map for <br />the subdivision of the property. Said map not to <br />include as a separate parcel, the strip between <br />the freeway right-of-way and developed portion <br />of the site. <br /> <br />That the developer submit a building permit survey <br />and site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter.3, Title II) <br />and that these plans be approved by the City Engineer <br />prior to the issuance of a building permit. <br /> <br />That the site development plan include all the <br />required information to design and construct site, <br />grading, paving and drainage. <br /> <br />7. That the paving sections for the parking and drive <br /> areas be designed on the basis of an R-Value test <br /> and traffic index to carry the'anticipated traffic <br /> load. The design shall be approved by the City <br /> Engineer. The minimum paving section shall be <br /> 2" A.C. on 5" A.B. The minimum paving slope shall <br /> be 1%. <br /> <br />8. That the developer's contractor obtain an encroach- <br /> ment permit from the City prior to the beginning <br /> of construction. <br /> <br />.That the developer pay any and all fees that he <br />~ay be subject to. <br /> <br />That based upon the traffic engineer's estimate of <br />the McDonald's restaurant would generate 16% of the <br />traffic at the Santa Rita Road/Pimlico intersection, <br />the applicant shall pay the City $9600 (16% of the <br />$60,000 cost of the signal) to be used for the <br />purpose of installing a traffic signal at that <br />intersection. These monies shall be paid prior to <br />the issuance of a building permit. <br /> <br /> <br />
