EXHIBIT A <br /> <br />That the development be substantially as shown <br />on the site plan Exhibit "A" on file with the <br />Planning Division. <br /> <br />That approval of case GP-81-2 is dependent upon <br />the approval of case GP-80-8 requiring 400 multi- <br />ple residential units on the subject property and <br />that if any substantially different number of units <br />is approved in case GP-80-8, that case GP-81-2 shall <br />be in conformance with GP-80-8. <br /> <br />That in conjunction with development plan or design <br />approval of structures on the subject property, a <br />noise impact analysis of all interior and exterior <br />areas shall be prepared and used as a guide for site <br />design. <br /> <br />That the developer enter into an agreement with the <br />City to enter into an assessment district or dis- <br />tricts for the construction of ai1 of the facilities <br />necessary for the amelioration of traffic congestion. <br />caused by development of the subject property. The <br />agreement shall be entered into prior to the approval <br />of zoning on the subject property. <br /> <br />That prior to the submittal of an application for <br />rezoning of subject property, the developer shall <br />fund (or participate in the funding of) a compre- <br />hensive water study of the North Pleasanton Area <br />to identify short and long-term improvements neces- <br />sary to achieve adequate water supply and pressure. <br />In order to achieve timely completion of such improve- <br />ments concurrent with the development of the subject <br />site, the developer shall enter into an agreement <br />to pay his appropriate share of the cost of the <br />water facilities necessary to serve the subject <br />property or made necessary due to the cumulative <br />development of the North Pleasanton Area. Improve- <br />ments may be made via reimbursement agreements, <br />assessment districts or benefit districts as best <br />meets the needs of the City and developer. The <br />method of implementation shall be decided and entered <br />into when determined necessary by the City Engineer <br />and/or the City Attorney. <br /> <br /> <br />
